Protective Covenant Outline
- Architectural Committee reviews and approves all plans.
- Minimum living area shall be 2,400 square feet for a single story and 2,800 square feet for a two-story home (minimum 1,800 square feet on the first floor)
- Roof Pitch: No dwelling shall have a roof pitch of less than 8/12 over 75% of the horizontal area covered by roof and no roof shall have a pitch of less than 4/12.
- The first story exterior walls shall be 100% brick, stone or stucco (excluding windows and doors) At the discretion of the Architectural Committee, the 100% required masonry may be waived for porches and patios.
- Fireplace chimneys shall be masonry or masonry veneer (except on the side facing the roof) Chimney cap covers to be painted or clay to standards set by Architectural Committee.
- Foundations shall be of brick, stone or stucco. No stem wall shall be exposed.
- Roof Materials: self-sealing, Heritage 30-year, Oxford Grey in color.
- Aluminum windows having a mill finish are prohibited.
- Each homeowner shall install and maintain full guttering on all sides of the house.
- Landscaping: All lots must be completely sodded and landscaped prior to occupancy. Initial front yard landscaping shall be completed at a cost of at least $1,250 and will include at least two trees.
- Each builder shall install an underground irrigation system and homeowner shall maintain it.
- Fencing shall be 6' privacy constructed of standard wood with decorative cap and metal posts. Other types of fencing constructed of wrought iron, brick, or stone may be permitted if pre-approved by the Architectural Committee.
